BAY Inspection Fees & Policy

Choosing BHI means your inspection fee does more than provide you with a quality inspection, it helps your community! Bay Home Inspectors donates a percentage of each inspection to a local charity.

NOTE: All Utilities must be turned on at the site prior to inspector’s arrival for proper inspection (including water to the house).


We typically require a $45 deposit due at time of booking. This guarantees your spot on our schedule. This amount is of course deducted from your total inspection fee. If you need to cancel or re-schedule, please contact us as soon as possible so we may schedule another inspection in that time slot.

$20 Discount on inspections for the following: Military, Teachers, Public Servants, Seniors, Special needs citizens, and first time home buyers, (not to be combined)

Unlike some other inspectors we never charge a travel fee unless the inspection is 25 miles or more away!

Are by square footage, age of home, and additional requested outbuildings. Chart includes up to 2 attached garage or carport areas.

These fees vary depending on the level of inspection and size of home.

Deposit may be forfeited for last minute cancellations due to no utilities or other issues (except weather issues)

(Last minute = less than 24 hrs. notice)

Return fee is an additional $45 if inspection cannot be performed due to no utilities on at the site.
Deposit is forfeited for no-shows.
